📋 D-30: legal and administrative framework

  • Signed notarial inventory or written agreement among all heirs
  • Clear mandate for the principal (who signs the quote?)
  • Contract cancellations / transfers (water, gas, electricity, broadband)
  • Mail redirection (bpost 6 months)
  • Home insurance maintained until key handover

🗂️ D-14: physical preparation of the property

  • Centralised "documents room" (paperwork to preserve)
  • Separate, clearly labelled room for "sentimental items"
  • Photo pre-sort of artwork / jewellery for remote appraisal
  • Keys, remote controls, and garage fobs gathered together
  • Measure entry points (front door width, stairwell, lift)

⚠️ E9 lead times: book early

Across Brussels' 19 municipalities, reserving E9 parking signs takes 5 to 15 working days. Certain municipalities (Ixelles, Saint-Gilles, Schaerbeek) are particularly busy at month-end.

🚛 D-7: Brussels logistics

  • Apply for municipal parking zone signs (E9 signs)
  • Reserve an external furniture hoist if on the 3rd floor or higher without a lift
  • Inform the building manager / concierge
  • Check Low Emission Zone (LEZ) compliance for vehicles
  • Confirm arrival time and estimated duration with the crew

✅ Day 1

  • Contact person present at least at the beginning and end of the job
  • Before-and-after photographic walkthrough
  • Meter readings recorded
  • Job completion slip and waste destruction certificate signed

🗄️ After the clearance

  • Keep the waste sorting slip for the estate / notary
  • Itemized invoice (useful for tax deductions in co-ownership / indivision)
  • Keys handed over to the estate agent / notary
